House Rules:
We welcome families, couples and mixed groups, we are unable to accommodate gentlemen-only groups, weddings and parties.  There may be other guests in the same estate so please respect other guests and refrain from disturbing them. Ensure compliance with all house rules. Failure to do so may result in the cancellation of your booking without refund We collect a security deposit amount of Rs.20,000 at the time of check-in via gpay. Any damages to the property or missing items would have to be deducted from the security deposit amount. Drugs are strictly prohibited on the premises & smoking is allowed only on the balconies and outdoor areas. A cleaning fee of Rs.10,000 will be charged per room if found smoking inside these homes to cover costs of deodorising drapes and upholstery. Please provide accurate details about guests staying at the time of booking and in the check-in form (number of people, composition of the group) as we would not be able to give access to guests who are not part of the reservation (we have a strict “no visitor” policy). Loud music & parties are not allowed post 10 pm. Access to the common clubhouse, which includes a library, lounge area with BBQ facilities on the ground level, and a pool table, games, bar area on the first floor, requires climbing steps from both villas. The clubhouse is only accessible between 7 am and 9 pm Please be aware that CCTV cameras are installed inside the clubhouse, at all entrances, and in common areas for safety and security purposes

Important Information:
Check-in time is at 2:00 pm, and check-out time is at 11 am. Early check-ins and late check-outs can only be accommodated based on availability and are chargeable. Our Guest Relationship Executive will be able to confirm availability and cost 12 hours prior.  Minimum age of the primary guest must be at least 18 years. As per government regulations, it is mandatory for all the guests to carry a valid photo identity card and address proof at the time of check-in (PAN cards are not accepted). We would not be able to proceed with the check-in without these documents and would consider the booking as “no show” (no refund possible). The per night tariff does not include charges for services such as airport transfers, restaurant reservations, extra bed, extra linen/towels etc.  If you're not experienced in driving on hills, please exercise caution when driving to the property, especially since it's located on top of a hill. Driver will be provided with a room with common washroom for an additional cost of Rs 1000 + taxes - this is based on availabity so prior booking is required. We offer generous monthly discounts for long stays. For monthly bookings, utilities have to be borne by the guest (electricity, WIFI, tata sky, water, laundry of linen & towels). Sleeping arrangements for all male staff (drivers, PSOs) can be made outside the villa at a nominal cost. Male staff are not permitted to stay inside the villa. Food charges will be separate for additional staff. A maximum of one female staff member will be provided with a bedding set, which can be used to stay in any bedroom. Sleeping in areas other than bedrooms is not permitted. A home cook can be provided at an additional cost of Rs. 2400 per day, subject to availability. Groceries will be charged as per actual costs. If only one meal is required per day, the charge will be Rs. 1200 per meal. Confirmation and payment are required 48 hours before arrival to avail of this service. We request that you provide the menu one day before your arrival to procure fresh supplies. Last-minute requests will limit our ability to provide variety. We will provide BBQ Kits on a chargeable basis for both villas (Rs. 1500 per session), Guest needs to DIY the BBQ.

Cancellation Policy:
Cancellation Policy applicable on Standard Dates: 0-7 Days Before Check-In: No refund or credit note issued 8-15 Days Before Check-In: 50% refund (subject to a processing fee) or a 70% credit note 16-30 Days Before Check-In: 80% refund (subject to a processing fee) or a 100% credit note Beyond 30 Days Before Check-In: Full refund (subject to a processing fee) Note: A 5% processing fee will be deducted from all refunds and refunds will take up to 15 working days.  Cancellation Policy applicable on Peak Dates bookings: (This policy covers any booking which contains at least 1 peak day from the peak dates list given at the end) 0-30 Days Before Check-In: No refunds or credit notes issued. Credit Note Terms:  1. The credit note must be used to Stay within 6 months from the date of cancellation of the original booking 2. The credit note must be used to pay for the property and against the booking value and not additional services. 3. To redeem/transfer the credit note, please email [email protected] along with details. Any difference in the amount must be pre-paid to confirm the new booking. 4.
