It is 15 to 20 min from the popular beaches (Vagator, Anjuna, Calangute, Baga, etc.).

HOUSEKEEPING & SERVICES
Daily housekeeping occurs between 10:00 AM and 6:00 PM, including fresh towels and linens replenished every 3 nights to help us conserve water. 

MEALS 
We can arrange for a chef on call, whose service can be booked directly (groceries at cost and a cooking charge based on your requirements). Please inform us in advance so we can ensure someone is available during your stay. Alternatively, you can order in.

NETWORK
While cellular coverage for Vi, Airtel, and Jio may be limited, we prioritize your connectivity with complimentary high-speed Wi-Fi to ensure a seamless and enjoyable stay. Please note, the network is subject to availability.

House Rules:
Valid ID is required at check-in. Only registered guests are allowed on the premises; no visitors permitted Loud music not allowed beyond 10PM. Parties are not allowed. Security deposit of INR 5,000 (short stay) or INR 10,000 (long stay) required at check-in. Damages or missing items will be deducted from the deposit Drugs are strictly prohibited. Smoking is allowed only on balconies/outdoor areas. A INR 10,000 cleaning fee will be charged for indoor smoking. Please provide accurate details about guests staying at the time of booking and in the check-in form (number of people, composition of the group and valid photo ID) as we would not be able to give access to guests who are not part of the reservation.

Important Information:
Check-in time is at 2 pm, and check-out time is at 11 am. Early check-ins and late check-outs can only be accommodated based on availability and are chargeable. Our Guest Relationship Manager will be able to confirm availability and cost 12h prior.  Minimum age of the primary guest must be at least 18 years. As per government regulations, it is mandatory for all the guests to carry a valid photo identity card and address proof at the time of check-in. (PAN cards are not accepted). We would not be able to proceed with the check-in without these documents and would consider the booking as “no show” (no refund possible). The per night tariff does not include charges for services such as airport transfers, restaurant reservations, extra bed, extra towels/linen etc. Parking is available in front of the property on "first come - first served" basis We offer generous monthly discounts for long stays. For monthly bookings, utilities have to be borne by the guest (electricity, WIFI, tata sky, water, laundry of linen & towels)

Cancellation Policy:
Cancellation Policy applicable on Standard Dates: 0-7 Days Before Check-In: No refund or credit note issued 8-15 Days Before Check-In: 50% refund (subject to a processing fee) or a 70% credit note 16-30 Days Before Check-In: 80% refund (subject to a processing fee) or a 100% credit note Beyond 30 Days Before Check-In: Full refund (subject to a processing fee) Note: A 5% processing fee will be deducted from all refunds and refunds will take up to 15 working days.  Cancellation Policy applicable on Peak Dates bookings: (This policy covers any booking which contains at least 1 peak day from the peak dates list given at the end) 0-30 Days Before Check-In: No refunds or credit notes issued. Credit Note Terms:  1. The credit note must be used to Stay within 6 months from the date of cancellation of the original booking 2. The credit note must be used to pay for the property and against the booking value and not additional services. 3. To redeem/transfer the credit note, please email [email protected] along with details. Any difference in the amount must be pre-paid to confirm the new booking. 4. No Discounts will be applied when using the credit note and the new booking will be non-refundable and cannot be amended.  Peak Dates list for 2025:  Independence Day- 15th to 17th Aug,2025.
