Which District to Choose
Miraflores
The largest share of Lima listings. Miraflores sits on the cliffs above the Pacific, with the Malecón parks, Larcomar and Parque Kennedy within walking distance and surf breaks on the Costa Verde below. It is the easiest district to live in without a car, and it has the widest mix of one-, two- and three-bedroom flats, several with ocean views or a building pool.
Barranco
Lima's arts and nightlife district, just south of Miraflores. Expect colourful older houses, murals, galleries and some of the city's best restaurants. Inventory here is mostly one-bedroom apartments, and nights are louder near Parque Municipal and the Bajada de Baños.
San Isidro
The financial district: calmer, greener and quieter in the evening. Bosque El Olivar is good for morning runs, and Miraflores is 10 to 15 minutes away by taxi. Most listings are one-bedrooms in newer buildings.
Prices and Apartment Types
Lima listings are priced in Peruvian soles. Current one-bedroom apartments start around S/ 3,000 to S/ 4,000 per month, two-bedrooms typically run S/ 4,500 to S/ 6,500, and larger three-bedroom flats in Miraflores reach about S/ 9,000. Ocean views, a building pool and a location on the Malecón push the price up.
What to Check Before Booking
- Workspace: look for a desk in the photos and a stated internet speed in the listing.
- Season: December to April is sunny beach season; June to October is grey and mild under the garúa, with almost no rain.
- Commute: traffic is heavy at rush hour, so live in the district where you will spend most of your days.
- Move-in date: availability changes by apartment, so use the date shown on each card.
Lima is on UTC-5 all year, the same as New York in winter and one hour behind it in summer, which makes it an easy base for working with North American teams.
